FROST FINALLY

The Phillip and Patricia Frost Museum of Science Center is finally ready for its big debut. Festivities start Monday, with the Miami Downtown Development Authority hosting a private reception on May 9, from 5-10 p.m. Though the city has claimed a science institution since 1950, the new venue introduces state-of-the-art exhibits including the tri-level Gulf Stream Aquarium whose natural light and open-air top mimic natural marine habitats for an immersive experience. Wind down to its bottom for a mesmerizing view through a 31-foot oculus holding in 500,000 gallons of seawater, as hammerhead sharks and devil rays circle above. The Frost Planetarium 3D dome’s 16 million color 8K visual system is one of only 13 worldwide. Besides projecting astronomy programs, signature laser shows continue with classic rock and Top 40 hits.

BENTLEY OF BIKES

Whether All Aboard Florida’s pending Brightline express train, trolleys or cycling, Miamians are embracing other modes of transportation. Bike shops for serious gearheads have been sprouting up all over town, and Wynwood boasts a luxury dealer as of today. Inspired by the neighborhood’s minimal art galleries, the Superior Bike Shop displays bicycles as works of art. The concept specializes in premier, hand-assembled models from European brands such as Fabike, 8bar and Schindelhauer. COFFEE KING

After wooing caffeine addicts with his famous ice coffee at Alchemist café in Fort Lauderdale’s Wilton Manors, Matias Jurgeit takes his recipe to his next venture. The Argentine opened the Revenant Coffee House & Eatery a 10-minute drive east near US-1. The purist roasts and grinds his coffee onsite, which is served within three days when it’s at its prime flavor. Though several brewing methods are trendy, he strongly believes in using a syphon. Approaching coffee recipes like a mixologist, some of his signatures are the Eternal Revenant, hot Turkish-style coffee blended with grass-fed butter and organic coconut oil, and the Spirit of the Revenant, a Turkish-style cold brew shaken with brown sugar, whole milk and sweetened condensed milk. Even espresso, dubbed the Expression, is infused with rosemary.

BRIT BOUQUET

Penhaligon’s, a British fragrance house favored by the Royal Family, will open its first Florida boutique in Aventura in May. Established in London in the late 19th century, it holds two Royal Warrants for HRH The Duke of Edinburgh and HRH The Prince of Wales. Both are displayed in the new intimate space decorated with stones sourced from Winston Churchill’s home, English oak cabinetry and a solid brass table resembling the Olympic torch and cauldron from the 2012 games in London. It’s the perfect setting to shop for a new scent from Portraits, a wickedly entertaining collection whose eau de parfums for men and women are named after fictitious characters in a British drama; the Tragedy of Lord George smells of brandy and shaving cream, and a stag’s head crowns its beautiful bottle (pictured).

The Ritz-Carlton, Fort Lauderdale’s special dinner at Burlock Coast, poolside luau and Astor Lounge after-party sold out awhile ago, but there are plenty of other options around town. Billy Joel fans will be front and center when he takes the BB&T stage at 9:30 p.m. for the second NYE in a row—sounds like the start of a tradition. Nisí plans a five-course, music-filled dinner complete with a ball-drop countdown. ART ADVENTURE

If you have a houseful of guests to entertain during the holiday week, take them on an art tour. PAMM presents “Julio Le Parc:  Form into Action,” which was one of Art Basel’s buzzworthy exhibits, through March 19, 2017. Guest curator and Latin American art champion Estrellita Brodsky organized the Argentine artist’s first retrospective in North America with over 100 works dating from 1958 to 2013. Even better, stop by tonight for Thursday’s weekly happy hour on the terrace. The Bass Museum of Art commissioned Ugo Rondinone for “Miami Mountain,” a 42-foot permanent installation in Collins Park. The column of massive, neon boulders is based on his “Seven Magic Mountains” work in Nevada. Rubell Family Collection’s three new shows focus on recent acquisitions, Brazilian artists and Latin American video art.

Home Improvement Projects for the Best Return Many of us, when we purchase a home or property, anticipate a number of future home improvement projects will take place. Unless you buy a brand new home, or you are able to have a custom home built, home improvements and updates are definitely a sure thing in today’s market. While we may be attracted to the idea of a shiny, new kitchen or master bathroom, sometimes other projects should take precedence, especially when money and return on investment are concerned. Not to say a kitchen or bathroom remodel are totally out of the question, because they certainly are not, but should you find your home in need of updates or improvements, consider these improvements as the best investment to begin with before you move on to cosmetic upgrades.

Home Maintenance

Home Maintenance should take precedence if you find your new property lacking in the basics. If the roof is about to collapse, it’s probably a good financial investment to put any extra funds into a new roof. When thinking of home improvements or projects, it’s best to think like a home buyer. What would you most want out of your new home? Most people searching for a new property will shy away from homes that need major repairs or updates (unless they have an endless budget), and most of these come in the form of home maintenance. Roof caving in? Water in the basement? Windows leaking? Structure crumbling or foundation leaking? These are all items buyers equate with lots of dollar signs, and more than likely they’ll move on to the next house if any of these things come up on a home inspection or are clearly visible during a viewing or walk through.

When it comes to initial home improvements, the upkeep of basic home systems trumps whether or not the kitchen or bathroom have been updated. Also, depending on where you live in the country, certain systems will initially be more important than others to buyers and investors. If you live in an area that has extreme seasons, the roof, windows and insulation will be more important than an air conditioning unit.

Adding On

If the basic systems of your home are in good working order, the next best thing to consider when thinking of improvements that will see a large return when selling is where your home or property could be lacking in space. Only have one bathroom but four bedrooms? You’ll see a larger return on your money by adding on an additional bathroom than if you chose to remodel your kitchen. According to the National Association of Home Builders, an additional half bath can increase a home’s total value by almost 10%, and a full bath can increase the value by 20%. The same goes for a garage – if your home lacks a garage, adding on a basic freestanding garage can see a 63.7 percent return on investment. If you’re considering improvement projects that go beyond the basics, consider adding on where your home is lacking: not only will it help increase the value of the property, it will also add to your living experience for as long as you stay in the home.

Kitchens and Bathrooms

Many buyers are attracted to updated kitchens and bathrooms, and to be honest, who isn’t? An outdated kitchen or a bathroom that has seen better days can definitely make a potential buyer turn away. If you’re contemplating improving on your home, and you’re hoping to complete a project that will see a considerable return on investment, upgrading a kitchen or bathroom is a great option if all the other important areas of your home are in good working order. According to remodeling.hw.net, in 2015 the national average for costs recouped on a bathroom remodel was 70 percent; for a minor kitchen remodel it was 79.3 percent, while a major kitchen remodel was 67.8 percent.

Deciding on whether or not to partake and invest in a home improvement project can be difficult, especially when there are a number of options and ideas to choose from. Before you make your final decision, remember there are a number of other factors that should be considered beforehand: the value of your home, the value of the neighborhood you live in, your local housing market, the quality of the project you choose, and of course whether you plan to immediately sell your property once the project is complete. You want to get the highest return out of your project – plan accordingly, and you’ll be happy with your final decision, as will your wallet.

Taking Downtown To New Heights

Developer PMG received approval today from the FAA to build a 1,049-foot tower at 300 Biscayne Boulevard, and they fully intend to build to that height.

PMG principal Ryan Shear told TNM that the developer “has full intention to use every foot.” The tower would be the tallest in Miami.

The approved height is 1,041 feet above ground, or 1,049 feet above sea level. At that height, it will be taller than the 93-story Empire World Towers project that was once proposed for the same site.

Details of the project haven’t yet been revealed, but it is expected to include about 500 luxury condos.

This should be the 6th new building in Downtown that is approved to exceed 1,000 ft (308 m) in height.

The Bond Tops Off.

Bond Living RoomThe Bond on Brickell, a 44-story chic condominium tower in Brickell topped off on Monday. The project, developed by Rilea Group and MDR Toledo, is 97 percent under contract. Nichols Brosch Wurst Wolfe & Associates was the architect for the 328-unit tower at 1080 Brickell Avenue. Coastal Construction is the general architect. “We launched The Bond on Brickell at the beginning of Miami’s current development cycle because we were bullish on the Miami economy, the Brickell brand, and the development and sales team we assembled,” Diego Ojeda, vice president of Rilea Group, said in a statement. “Buyers from more than 25 countries around the world responded by purchasing nearly all of the available units more than six months before delivery.”

Bond Kitchen

The project is slated for completion for the first quarter of next year. It will feature one, two and three-bedroom units, lofts and penthouses. Interior and exterior spaces will be designed by Mexico-based Loguer Design, including hand-stitched leather and suede walls, tufted sofas and pinstriped granite floors. Amenities include a resort-style amenity deck, library, children’s learning center, wet bar and kitchen, private cabanas, gym and Jacuzzi area are among the amenities. The project is near Brickell City Centre and Mary Brickell Village.

Title for the tallest tower in Edgewater.

The Elysee Residences aims to be the tallest condo yet in Miami’s booming Edgewater neighborhood.

Two Roads Development recently launched sales for the 57-story project at 700 NE 23rd Street, a waterfront site that currently has a four-story multifamily building. It would have 100 units ranging from 2,660 square feet to 4,000 square feet.

Prices starts $1.65 million and some units will exceed $10 million. The average price is $750 per square foot. “As downtown Miami continues to emerge as a true 24/7 community, East Edgewater is growing more and more vibrant,” said Reid Boren, partner at Two Roads Development. “Today’s buyers have access to a host of luxuries and amenities that simply didn’t exist in the last cycle – from world-class arts and cultural destinations to some of the best shops and restaurants in Miami.”

Elysee is expected to break ground in the first quarter of 2016. Arquitectonica designed the building. The developer hired Jean-Louis Denoit, of Paris, to design the interiors.

Amenities in Elysee will include a pool, summer kitchen, fitness center, yoga studio, children’s room, spa with sauna and steam shower, a blow dry bar, a grand dining room, a library, a bar, and a theater.

Located just north of downtown Miami, Edgewater has attracted many condo projects, with Melo Group and the Related Group among the largest builders. The towers offer views of Biscayne Bay and they are close to shopping strips in Midtown Miami and the Design District.

Two Roads Development is also building Biscayne Beach in Edgewater.
